Condo Repairs
Well, I just got my second letter about our costs for the repairs. I hope this is the correct one. After getting this notice, it got me thinking about the whole deal and I'm not feeling so confident about the coming projects. I walk out the front door everyday and I'm reminded of the poor job done with the trees that were planted last fall. We are lucky that all those trees were not damaged over the winter. Will the roof and siding project end up the same? I'm concerned about the financing already. Has there been any contingency built into the costs to cover any cost over runs? Any low bidder always plans on making their profit with cost over runs. A 10-20% contingency should be included in our financed amount (that's $20,000 - $40,000). What would have happened if the replacement of the roof had started a week or 2 weeks ago? I'm sure we would have had severe water damage. Who would have paid for any damage like that? I'm sure the contractor would not. Maybe we should consider insurance over and above any contractors coverage. As I write this, I'm getting more and more concerned. Are you? If so, please speak up. Either on this blog or at the annual meeting on 5/31. This is important - This is your money.
